Sourcing

We source institutional grade commercial real estate-related private equity investments through our extensive network of third-party professionals across the US. We focus on income-generating assets in non-gateway metro areas that deliver higher cap rates, and development opportunities that offer returns commensurate with risk.

Due Diligence

We provide comprehensive legal and financial due diligence on all assets prior to acquisition and provide extensive reporting to our clients.  We identify deltas in the assets we acquire to add value from day one.

Consulting

We provide in-depth consulting services to family offices and high net worth individuals.  With global experience and local expertise in key markets throughout the United States, we are uniquely positioned to advise our clients to increase operational efficiencies through leasing strategy, corporate structuring, and tax advising through our affiliates.


Capital

We advise family offices on accessing and deploying for capital for U.S. acquisitions.  We are able to execute deals that are institutional in size with discretionary private capital.

Co-Investment

We co-invest with our clients to to align the interests of investor and sponsor.

Legal

Our attorneys are able to assist with corporate structuring, leasing strategy, capital structures and debt financing as appropriate.

Our aquisition strategy is guided by the following principles:

  • Focus on assets in non-gateway cities with strong regional economies, lower points of entry, and comparatively high rental income to maximize cash flow.
  • Mitigate downside risk by identifying price discounts relative to intrinsic value. 
  • Target off-market assets with stabilized income, primarily through acquiring institutional quality office and retail properties below REIT price points.
  • Focus on assets with potential for rent increases and value add through lease up.
  • Diversify clients’ positions by asset type and location.

About Us



Malia Chui, Director


Malia Chui directs corporate strategy, develops critical strategic partnerships, and supervises the company’s operations, functioning as an on-the-ground liaison for the portfolio.   

Malia has overseen hundreds of millions in commercial real estate acquisitions in the U.S. She forms strategic partnerships with family offices, high net worth investors and private capital, and develops domestic and foreign go-to-market strategy and
implementation plans to grow assets under management.    Malia is currently CEO of Brandon Holdings, Inc., a family office based in Seattle, Washington.  

She received her B.A. in economics from the University of Seattle.

David Austin, Director and General Counsel


David supervises real estate acquisitions, due diligence, structuring, and legal strategy.  He brings his fifteen year background as a transactional real estate and land use attorney to the team, having represented major residential and resort developers in Honolulu, as well as investors, commercial landlords, and tenants in key acquisitions on Waikiki and across Hawaii.  He advises clients regarding equity and debt financing, corporate governance and planning, strategic alliances, and mergers and acquisitions, as well as acting as outside general counsel. 

David received his B.A. in Asian Studies (Chinese) from the University of Pennsylvania, his J.D. from the University of Maryland School of Law and his M.S. in Real Estate from the Johns Hopkins University Carey School of Business.  He is licensed to practice law in Hawaii, Texas, and the District of Columbia.  He divides his time between our San Francisco and Honolulu offices.

Recent Transactions



Canyon Village – Scottsdale, AZ

This project consists of four Class A mixed-use office buildings totaling 93,912 square feet situated in the Silverleaf neighborhood of DC Ranch. It was selected for its stable tenant base, and proximity to both the Scottsdale Airport and luxury housing of the surrounding area. 

Undisclosed – Honolulu, Hawaii

With a prime location in one of the nation’s busiest shopping districts, this acquisition involved a third party investor and one of the world’s largest luxury brands. This acquisition was one of the largest commercial real estate transactions in Waikiki for 2019.

Scottsdale Design District – Phoenix, AZ

The Scottsdale Design District is a direct-to-trade marketplace for Metro Phoenix interior designers. IX selected this asset for its in-place rents, solid tenant base, and strategic physical location. 

Arbors at Brookhollow – Arlington, Texas

Arbors at Brookhollow is a 114,421 square foot, two-story multi-tenanted office building in Arlington, Texas. IX identified this as a value-add opportunity. Our proactive leasing strategy and other operational improvements have created significant upside in a relatively short period of time.

Canal Centre – Las Colinas, Texas

Located in the heart of Los Colinas, Texas, Canal Centre is a 237,984 square foot office selected by IX because of its stabilized cash flow and prime location. Since acquisition, IX has implemented various capital improvement measures to further add value without interrupting the asset's consistent income stream. 

Tempe City Center – Tempe, Arizona

Tempe City Center is comprised of one central ten story office tower and five adjacent single-story structures situated in a park-like setting in Tempe. This asset combines a reliable tenant base with upside through implementing various operational efficiencies IX identified during due diligence.
